Are you licensed?
Yes, here at Silver Tree Management we are licensed Realtors to help you buy, sell, and manage your properties. -
When can Silver Tree Management begin managing my property?
We can begin the process immediately. We can handle the paperwork electronically and begin the process right away. -
Do you buy and sell real estate too?
We are licensed real estate agents and can help with your real estate needs. -
While your property is vacant what should I expect?
First off you will not be charged a management Fee. We will keep you posted on showings and feedback. Periodic inspections are made to ensure the yard service is maintained and that the property is ready to be shown. -
How do you market my property?
We can market your home through the MLS (Multiple Listing Service) which will give access to thousands of real estate agents to share with their clients and will feed your property to hundreds of websites including rental search engines. We also provide a video walk through. -
What factors do you look at in your screening criteria to qualify a tenant?
Employment and income verifications, eviction and criminal reports, landlord verifications. We look at credit history and review income, rental history, credit, employment, pets, in order to make a good decision. We accept applications on a first come first serve basis. Credit is not always the most important part of screening criteria. -

How much security deposit do you charge the tenant?
Security deposits are typically equivalent to one month's rent. We also offer a no security deposit option through a third party company. The security deposit is replaced with an affordable security deposit insurance. This option could lease your home up to 50% faster. -
Who holds the tenant security deposit?
Silver Tree Management holds the security deposit in a Trust Account in accordance with State and Texas Real Estate Commission guidelines. At the end of the lease agreement, the security deposit is itemized and refunded back to the outgoing tenant. -
Do the property owner sign the lease?
No, Silver Tree Management will sign the lease on behalf of the property owner. The lease will then be uploaded to the owner portal. -
Can you put the money directly into my account?
Yes, we can deposit your payments directly into your account. You can find your monthly statement in your owner portal. -
When should I expect to receive my monthly rent payment?
You should expect your rent payment by the 10th to the 12th of the month. Payments are made via ACH into the owner's account. -
If the tenant does not pay rent, what steps are taken?
If payment has not been made by the 5th – 7th day of the month, we begin the eviction process by posting an eviction notice. We will reach out to the owner to discuss whether or not we will move forward with the eviction or can work out a solution as this is usually financially better for all parties involved. -
How often are property inspections completed?
Silver Tree Management will inspect your property at the time of the renewal or once the tenant has moved out. Additional inspections can be completed for a fee. -
Can Silver Tree Management sell my property?
Yes, we can help with your real estate needs including buying, selling and managing your properties. -
Will Silver Tree Management cover my costs associated with an eviction?
The homeowner is responsible for covering eviction costs. -
What are the benefits of using your company?
We offer the advantage of a single owner point of contact which makes the management process less confusing as there is only one person to contact with questions or concerns.
